Colorado Springs Real Estate Market Update | February 17, 2026 Hi everyone, I’m Tyler Secundy with Team Secundy at RE/MAX Properties, and here’s your Colorado Springs real estate market update for the week ending February 17th, 2026. This week we saw 348 new listings hit the market, along with 61 homes that came back on, giving us 409 new active listings — just five fewer than last week. Inventory overall is up by 53 homes week over week. On the buyer side, activity picked up. We had 166 homes go under contract, 184 move to pending, and 6 short sales under contract — a total of 356 homes going off the market. That’s up 15 from last week. We also had 212 homes officially close, which is up by 31. Finally, a solid week for closings. Price reductions increased again this week, with 348 homes adjusting their price compared to 293 last week. We also saw 125 homes come off the market — 19 withdrawn, 78 canceled, and 28 expired — slightly higher than the week before.
