Wondering when your Property Taxes are due? The LA County Fiscal Year is from July 1st - June 30th, so the first installment of taxes due November 1st will cover from July 1st-December 31st. It is considered delinquent if not paid by December 10th. The second installment that is due February 1st, will cover the second half of the fiscal year from January 1st-June 30th. It is considered delinquent if not paid by April 10th. Depending on what time of year you close, escrow will calculate a prorated rate of either the amount due back to the seller if the seller had prepaid those taxes, or what the buyer needs to pay if taxes are owed. Property taxes run around 1.25% of the purchase price, and is reassessed every year. Max reassessment is around 2%. Be sure to inquire about the Supplemental Tax Bill owed to the new owner based off the difference of the old taxes and new assessed value of the home.
