This week's Rutherford County housing market update covers what happened when Middle Tennessee got hit with one of the biggest ice storms in recent memory. Active inventory dropped from 1,313 to 1,254 homes, pending sales slowed to 64, and new listings came in at just 59. As of February 1, 2026, there are 1,254 active homes for sale in Rutherford County. That is down from 1,313 last week and 1,352 the week before. Inventory has dropped nearly 100 homes in two weeks. How many homes are selling in Murfreesboro right now? This week 64 homes went under contract and 52 homes closed across Rutherford County. The pending number is down from last week due to the ice storm, but 52 closings shows the market is still moving. Is it a buyer's market or seller's market in Murfreesboro? Rutherford County is now below 3 months supply of inventory, which leans toward a seller's market. Under $500,000, inventory is even tighter. The $800,000 and above range is also showing surprisingly low supply. How does weather affect the real estate market? Major weather events like ice storms temporarily slow listings and showings.
