Does size matter in a house share? When it comes to bedroom sizes, we think it does. This could easily have been an 8-bed HMO conversion. Instead, we opted (with the consent of the investor, of course) for a 6-bed all-en-suite house share with huge communal space, study room and laundry. But why? Doesn't this go against everything investors are taught? Isn't the idea to create as many rooms as possible to maximise return on investment? You could argue that. There is, however, an argument for giving tenants what they want rather than being too greedy. After all, there's little point having 8 bedrooms if they're not tenanted. There's little point in creating small, poky bedrooms that lack appeal and inevitably create voids. This property investor certainly thought so. He opted for a modern, spacious HMO that will hopefully remain highly sought after for years to come. We've seen the opposite all too often with house shares in Stoke-on-Trent. An investor will own a 6-bed HMO with five good sized rooms. But the sixth room is tiny and remains untenanted month after month. Worse still, that tiny room prevents a group of six students taking the property as a whole, because the poor student who potentially draws that short straw just isn't going to take the risk. 12 months of living in a shoe box just isn't appealing. This investor didn't want to offer his tenants anything inferior. He wanted them to have a place they are proud to call home. Student HMOs in Stoke-on-Trent are highly competitive. Gone are the days of three or four students sharing a bathroom. These days, en-suites are the norm. At least they are if you want to fill your property semester after semester. So it's crucial to provide a product of the highest quality if you intend to continue attracting students.
