Let me add to my unscripted video...if we come up with a range of prices, the seller can make an informed decision, that if the price is on the high end, that they may have to be willing to let the house sit on the market longer. If we price it too high, we will see less traffic. However, my philosophy that it only takes one buyer that’s willing to pay a higher price, then I’m willing to work harder to find that buyer and get you the value you desire and deserve. Regarding MLS listings... if you’ve ever seen a listing with typos, poor photos, poor grammar, or doesn’t know how to calculate/enter a Cap Rate for an income property? These are all big mistakes that cost YOU money! Make a mental note to never call that slacker agent again. They are doing a disservice to their client.
