There were 139 residential homes sold last month here in Kelowna. November turned out to be what most predicted. We outperformed November of last year, in fact it was the most active November since 2022. Increases in month over month numbers have been gradual but at least things are improving. It would be fair to say we would all like to see the monthly number to be closer to 200 but we can breathe easier knowing things are headed in the right direction. As we head towards the end of the calendar year we can take comfort in knowing that we’ve already outperformed last year’s unit sale totals so anything from here is a bonus. This will be the most active year since 2022 on the residential side of the ledger so I imagine we will continue along the same path next year with modest increases in sales activity. I’ll close with a quick Look at condos. So far this year we’ve sold 1,000 apartments exactly compared to 1,001 at this point last year. Prices have softened for condos but it’s encouraging to see life in this segment of the market. Fingers crossed for next year. With active listings dropping from over 800 down to 750 there seems to be tightening of supply. I’m really not sure where the condo market is headed overall but I suspect prices will softened somewhat next year but nothing too crazy will happen.
