Coffee With Andy: Kelowna Real Estate Market Update

Active Listings Beginning to Decrease 38 residential sales for the week ending November 23 2025. This is down from last week’s 46 transactions. The same week last year produced 31 sales so this seems just about right for the time of year. Not too hot, not too cold…..just right, nothing to see here. Of note, there was a $10 million sale in Carr’s Landing bumping the average price into an unrecognizable level but the median sale price was $915,000. There were 23 condo apartment sales which is more active than what we’ve become accustomed to lately. This is way up from the 14 sold last week and on par with the 24 sold the same week last year. It’s nice to see some life in the condo market and hopefully this continues and isn’t a blip. It still seems to be business as usual with the warm weather we’ve been having lately. Open houses with moderate attendance is still a thing and showings are still steady in most price points. Condo listings have dropped from 800 down to 750 which isn’t surprising as sellers will often take a break this time of year. Same for residential with 1,450 active listings. These numbers will drop even further next week with about 5% of listings likely expiring at the November. Most of these will re-list next year. GO FOLLOW us on other socials!
