In this video, I walk a property in downtown Jacksonville for one of my real estate investor clients. This is a real, unfiltered house walkthrough where I show exactly how I evaluate a property for a flip or buy-and-hold rental and explain what I’m looking for along the way. I start with the exterior, pointing out wood rot (WDO issues), vegetation overgrowth, tree damage in the backyard, and general curb appeal items investors need to budget for. I also walk the perimeter of the home to evaluate windows, concrete block construction, add-ons, and overall structural condition. Inside, I break down what I see from an investor’s perspective—paint, flooring, layout, AC system, electrical panel, bathroom condition, and potential red flags versus cosmetic repairs. This house turns out to be a solid concrete block property that mainly needs paint, cleanup, light maintenance, and landscaping, making it a strong candidate for a steady rental or light flip.
