It's March 9th and we are still in a full scale war with Iran that expanded to the gulf states. With uncertainty about when it will end investors are naturally jittery and wondering if they should buy real estate investment property or do nothing and wait. I get that but I want to give you reasons to buy Oklahoma new real estate homes now if you are ready to buy. First oil has been as high as $119 a barrel today. That is almost twice the normal price and you see this at the pump. What you should also know is everything involved in housing construction needs energy. It is from the factories that price materials and finished appliances and fixtures. The cost of these will go up as these prices stay high. The are inflationary so they also affect the Fed and that puts a hold on rate decreases and may even cause increases and we have been seeing that lately. We are sitting on inventory of new Oklahoma homes that are not affected by energy increases. We also have builders using millions of dollars to buy down the rates but now we are seeing a quarter point increase and more coming. While this inventory and mortgage rates last then it is a good time to buy. Added to that is we are in prime season to close. From April to July we have the most amount of tenants looking for homes and we can get the least vacancy and the highest rents. To wait is going to be costly. This is not hard sell it is reality. I am old enough to have seen this many times to know what is coming. If you are ready now please don't wait.
