In this episode, we sit down with Sebastian, one of the rising agents on the Parrot Realty team, to talk about how he got started in real estate and what it is like working directly under Michael Catron 🎙️🏡 Sebastian shares how real estate has always been part of his life. His mother works in title, his father is in estate management, and he even worked in title himself before getting licensed. He earned his real estate license immediately after turning 18 and has been working alongside Michael ever since. Before becoming an agent, he interned on the backend, learning transactional and operational systems that now give him a strong advantage in the field. We also talk about work ethic and culture inside the office. Sebastian starts his day around 5:30 or 6:00 a.m., while Michael is up even earlier. The team is consistently in the office, focused on strategy, communication, and execution. That discipline shows up in the results 📈 The highlight of the episode is a recent transaction where Sebastian and in house lender Gesner used a bridge loan strategy to help a client, Jason, successfully transition homes. The client originally upsized into one of their listings but needed to downsize just six months later after finding out his wife was pregnant 👶 Instead of making a contingent offer, they leveraged a bridge loan to access equity from the current home. This allowed the client to use funds for a down payment, closing costs, and preparing the existing home for sale. Because of this strategy, they were able to submit a strong non contingent offer at full price on the new home. Key details from the deal They saw the property the day it hit the market They executed the contract December 31st around 7:00 p.m. They closed in just 12 days, despite the holiday season 🎉 The client’s previous home went under contract the first weekend it was staged and listed Sebastian explains how having in house services truly separates their team. With an in house lender and in house title support, communication is immediate and seamless. In competitive situations, that responsiveness can be the difference between winning and losing a deal. The team prides itself on providing a concierge level experience from contract to close. We also discuss powerful financial tools available to clients, including bridge loans, doctor loan programs with 100 percent financing, DSCR loans for investors, and foreign national programs. The mission is simple. Educate clients so clearly that they could explain the process to a five year old 🧠 For new realtors, Sebastian’s advice is to align yourself with experienced professionals, find strong mentors, and build trusted relationships with a preferred lender and title company. Learning from leaders like Michael, who has been the number one agent in Parkland for the past decade, accelerates growth and creates long term success. If you want insight into high level execution, creative financing strategies, and what it takes to win in today’s market, this is an episode you do not want to miss.
