Is Opendoor Legit and What it Could Cost You

Opendoor recently came to the Metro Detroit real estate market, but is selling your home through them a legit option and what could it cost you in the end? In this video I’ll cover all the details on their business model, iBuying, FTC findings on their practices, their partnership with Zillow, and how this affects you and your money! 0:00 Intro 0:54 History & Business Model 1:46 iBuying 2:27 Partnership with Zillow 5:15 FTC Findings 6:54 How this Affects YOUR Money 9:29 Knock 10:44 Outro Opendoor was started in 2014 on the premise that they wanted to modernize home selling by using a computer algorithm to price a home and find a company to buy it all within 15 days. At the time they were hailed as the next Uber or AirBnb and venture capital companies flocked to them raising $1.9 Billion through 10 rounds of funding. At its start, Opendoor used a combination of trends including AI, data science, machine learning, automation & algorithms to create a one-stop, click, fill out a form to receive an offer on your home service. If you wanted to proceed a video “tour” would be scheduled for the home to verify information, and if everything was correct you could close in as little as three days with no fuss of home cleaning, showings, open houses, or having to leave your home. Since then, a number of competitors have entered the market, with the term “iBuyer” being coined. The biggest of these competitors is Zillow. Transitioning from being a marketing company selling your data to create a profit, Zillow moved into buying and flipping homes by the thousands. Where they failed was using their own home value estimate guide, or “Zestimate”, as the basis of purchase prices. This resulted in them paying above market value, leading to a loss of $880 Million and the disbanding of their home buying program. However, through this fiasco they learned how to better attract sellers to their website to sign up for a cash offer. Enter Opendoor. In August of 2022 it was announced that Zillow and Opendoor signed a multi-year partnership wherein Zillow essentially sells its user’s data (approximately 196 Million unique visitors per year) to Opendoor’s iBuying platform by allowing sellers on Zillow to request an offer from Opendoor to purchase their home. The big issue is this is the scale of broken promises by Opendoor. On their website they promise three things: to pay market value for homes, that sellers would pay lower costs than traditional selling on the open market, and that sellers would make a larger profit. Unfortunately for them the FTC found these all to be false, resulting in Opendoor settling on a fine of $62 Million. The fact that Opendoor agreed on a settlement is a basic admission of guilt and the fact that they were afraid of how large of a fine they could be facing if they chose to fight the FTC’s findings via a lawsuit. Additionally, a study conducted by Bright MLS, covering roughly 18% of all homes in the US, found that off market home sales resulted in an average of 17% less than those that were sold on the open market. This is BEFORE the Opendoor 5% commission fee, or any inspection issues that may arise. The Perna Team also conducted a study of 12 homes in 12 cities within multiple price ranges where they were run through the Opendoor system before entering them on the open market. In EVERY scenario the 12 homes each closed for MUCH more than the best offer presented by Opendoor. In fact, they sold at an average of 13.1%, or $52,000 above the best offers from Opendoor. When taking into consideration that interest rates are currently around 5.5% for a 30 year fixed mortgage, by putting the full $52K down towards a new home that would lower your monthly payment by $295 per month, every month. That’s a savings of $106,000 over 30 years! Additionally, fees encountered when selling a home are less expensive when dealing with local title and mortgage companies vs Opendoor’s servicers. While Opendoor may not be a great option, there are other programs that may work well for selling your home, such as Knock. Knock used to be a iBuyer before closing that side of the business before focusing on those who have a home to sell before they buy. The Perna Team remains the first and strongest partner in Michigan. Knock works by allowing you to make a non-contingent offer on a home using their program. When that home closes they give you up to 6 months to sell and close your current home and will make those mortgage on your behalf at 0% interest so there is no double payment. Once sold, they take those payments made out of the equity at the closing. Knock only charges a 1.25% administrative fee on the new home amount at the closing, with no origination fee. There are a lot of options for those looking to sell a home. Some are better than others.
