Michael and I are back, this time checking out Glebe. This beautiful suburb features so many positives, will our experts agree on their rating? Find out here! Today we're talking about Glebe. We're down at Black Water Bay, what a fantastic location so let's discover Glebe. Glebe is an eclectic mix of high-rise apartments, student accommodation and luxury heritage homes. Median sale prices for two-bedroom houses in Glebe is $1.4M and rising and for a two-bedroom unit in Glebe it's $930,000. There's plenty of parks and green space and the harborside location is the draw card. The premium part of Glebe is towards Glebe Point, it's got great examples of both Victorian and Federation architecture. They're in magnificent tree-lined streets with plenty of character, it really is one of the best parts of the inner west. The best streets are Toxteth Road, Boyce Street, Avenue, Arcadia road and Victoria road. Now to get into these streets there's just not a lot of stock that comes up over time so you've got to be prepared to pay a premium to get into the best part of Glebe. A good suggestion is to appoint a buyer's agent and to door knock those streets to try and get in there. Glebe is a vibrant and exciting community and it's so easy to walk around. There are fantastic cafes and shops along Glebe Point road and as an added bonus Broadway Shopping Center is really easy to access. There are fantastic green spaces such as Jubilee park and there's the Foreshore Walk as well and let's not forget the Toxteth Hotel that's recently been renovated. It's a great spot after Saturday inspections just to grab a good feed and a drink. The problem with Glebe is that especially along Glebe Point road and in some of the streets that run off Glebe Point road there's either timed parking and the most is two hours during the day maybe four hours after hours and there is a lot of needed parking as well. And also a lot of buildings don't have parking for all the residents so tenants and owners will need to go to council and apply for permits that are not always available. So when somebody's looking to purchase they need to make those investigations and tenants need to factor those costs in as well. So Glebe really is three suburbs in one, there's Glebe Point and then you have the core of Glebe and then you have Glebe heading down towards forest flight. Some wouldn't encourage buyers to buy towards that Parramatta road end of Glebe the reason for that is you know there's a history of crime and a bit more congestion and noise towards that parameter. But it is popular amongst tenants in that area because it is cheaper and close to the university, limited budget so there is some demand down that area. Maybe worth considering if you're an investor but probably would stay away from it if if we were an owner occupier. Glebe is a mix of suburbs there's two extremes across Glebe in my opinion hopefully this is not too controversial for people.
