Most expensive home repairs I see did not start out as big problems. They started small. A little water. A small stain. A loose gutter. A minor crack. Something someone said was “normal” or “no big deal.” Over time, those small things turned into major repairs. In this video, I go through the most common small problems I see during New Jersey home inspections that eventually become expensive. These are things I see all the time. Roof flashing that lets water get into walls Basement dampness that turns into mold Poor grading and drainage around the foundation Clogged or overflowing gutters Small plumbing leaks under sinks and in ceilings Minor electrical issues that still “work” Concrete cracking and settlement Poor attic ventilation Dryer vent problems and fire hazards Early wood rot around trim and siding Older heating and cooling systems near failure Small foundation cracks Most of these do not look serious at first. A lot of times there are no stains. No leaks. No obvious warning signs. Meanwhile, damage is happening behind the walls, under floors, and in attics. By the time homeowners see it, the repair is usually much bigger and more expensive. I am a New Jersey home inspector with over 25 years of experience and more than 8,000 inspections completed. I work directly for buyers. I do not rush inspections. I focus on explaining what I see in plain language so people understand what they are really buying. New Jersey homes deal with heavy rain, snow melt, and changing soil conditions. That makes small water and drainage issues especially important here.
