Mold in a home is always related to moisture. In this video I explain what mold is and why it forms when damp conditions are present too long. I show the most common places I find mold during NJ home inspections like basements, attics, bathrooms, and around windows and HVAC registers. I also talk about ventilation. Bathroom fans, kitchen exhaust fans, and attic ventilation all need to move moisture to the outside. When they do not, mold can start on walls, ceilings, and roof sheathing. Basements are another big concern in New Jersey because many are naturally damp and need regular dehumidification. I explain the difference between mold you can see and mold that may be in the air. Surface testing checks visible areas. Air testing checks particles in the air so you can know what is happening even if the surfaces look clean. If there is a musty odor or water history, testing can help confirm the situation. Home buyers should always pay attention to moisture and mold during a home inspection. Mold is common in NJ homes. Most of the time it is fixable once the moisture is under control. The goal is to understand the cause and make sure the home stays dry and healthy in the future.
