But here’s what nobody is explaining: 👉 The real danger isn’t leased land. 👉 The real danger is not knowing how to choose the right lease. Today I’m going to tell you why I focus on leased-land 55+ communities and why, for seniors on Social Security, this is often the most financially stable housing option left in America. The idea of choosing a manufactured home community on leased land is that it is the least expensive way to own your own house albeit on leased land. If you do your research to find a leased land community where the lot rent includes both property taxes and HOA's, it is ideal for seniors on low income to have a steady budget. Also to find communities where their bylaws don't allow excessive lot rent increases and limit them to the cost of living index each year. Usually around 2.8%. Even if you rent a condo or an apartment or a house, rent will go up and will likely be much higher nowadays than a lot fee, even if the lot fee is $1000 or $1200/month. There are very few if any apartments that rent for that anymore in places where it is popular to live and in places where nearby there is good shopping, health care and opportunities for seniors in terms of part time work or other activities.
