I have written about this before on why most agents don't understand the intricacies of real estate investment. When I look on Facebook on the metro real estate pages and see someone saying they have a home perfect for investors and right on cue a lot go agents chime in a say I work with investors! I think the eagerness is a good thing but I assure you that they have spent no time learning about return on investment or how to put together a turnkey team that has everything covered. The vast majority of agents that actually sell homes are more concerned about getting listings to sell or buyers to look for homes to live in. I will give you one more statistic and it is alarming. Almost half the real estate agents who belong to the National Association of ReaLTORS® this year have made either 1 sale or no sales. Ask yourself this, if I need to put our $70,000 or more to buy an investment property is this who I want representing me? I did list properties once upon a time and I was pretty good at it but I knew agents that were fantastic at it. I also knew that I was much better than them at working with investors so I decided to specialize in investment property and learned everything about it including doing extensive commercial training. Assembled a crack them for The Virtual Real Estate Team that could provide outstanding serve in the Oklahoma City and Tulsa real estate markets. I do pride myself in being able to calculate return on investment with multiple parameters so I can show investor what over the long run they are making and allowing them to compare the annualized return with other investment opportunities. We have also run our business in an automated fashion with Salesforce CRM which is the most sophisticated client management system out there. We have also assembled the best in property management teams, lender, insurance agents, inspectors, and of course builders. We will be bringing in more team members in 2026 as our operations expand so that service never dips. All most all of our investors live out of state so educating them on the economies of Oklahoma, the demographics so important to link to the best tenants, and last but not least obey the law of supply and demand. As a comprehensive team we know the dangers of over supply that creates increased vacancy and diminished rents. We know that the typical real estate agent does not know how to evaluate that and never thinks of it. I am not trying to demean my industry but from experience I know that 10% of the agents do 90% of the business. All of us who do well and I include myself in that group tend to specialize. We are never going to be desperate for your business which is not un usual but grateful for your trust. The only way to honor that trust is do this as a business not just a vocation.
