In this episode, "The Big O" interviews Anzhane Slaughter, the CEO and Founder of Young Black Homeowners (YBH), who is also a top producer at Remax in King and Pierce County. Slaughter discusses: *Young Black Homeowners (YBH):* YBH is a real estate education company that provides culturally relevant, trauma-informed home-buyer education, resources, and navigators to assist buyers and sellers. YBH was founded in 2022. *The Importance of Black Home Ownership:* Black home ownership has been in decline since the 1960s. In Washington state, black people make up 4% of the population, but their home ownership rate is 15% less than the national average. Black home ownership is a critical wealth-building tool. *The Home Covenant Loan:* This is a historic, zero-interest, deferred-payment loan unique to Washington state that addresses the harms of racially restrictive covenants. The program provides 20% down plus closing costs and is sustained by an annual real estate fee. Families making under 80% of the area median income (AMI) who live in the house for five years do not have to pay the loan back. For King County, 80% AMI is around $120,000. Families making up to 120% AMI (about $188,000 in King County) can also qualify, but they must pay the loan back upon selling, refinancing, or paying off the 30-year mortgage. *Market Forecast and Buying Advice:* Janae Slaughter identifies 2025 and 2026 as a critical window for buyers, given that interest rates are keeping sellers from overpricing their homes. Home ownership is necessary to keep up with the cost of living and avoid displacement, and now is the best time to buy in the current market, especially with down payment assistance programs. *YBH Impact:* In this year alone, YBH has helped over 30 families get into housing. YBH has offered a $150,000 down payment assistance program and a $25,000 debt reduction grant. *Black Equity Masquerade Ball:* Young Black Homeowners is hosting their upcoming Black Equity Masquerade Ball on the last Saturday in February, February 28th, at the Federal Way Performing Arts and Event Center.
