The truth is, your neighbor’s sold price doesn't dictate your home's value. Here is why that "comp" might be leading you astray. 1. The "Only Buyer in the World" Phenomenon Real estate value is often driven by a specific match between a buyer and a property. Sometimes, a house sells for a premium because of a "unicorn buyer": They wanted to live next door to their aging parents. They specifically needed a five-bedroom layout for a multi-generational family. They were in a 1031 exchange and had to buy a property within a 45-day window, regardless of the price. If your neighbor found the one person willing to overpay for their specific backyard or kitchen layout, that doesn't mean a second "unicorn" is waiting around the corner for your house.
