Find me on Instagram @Ty_the_Real_Estate_Guy I bought my 1st home 15 yrs ago. Not only was it extremely intimidating, I didn’t know what to do or where to start. The great news is that there some great realtors that can help you through the process, & yes you should hire a realtor to represent & protect you when you buy a home, especially if it’s your first home. But 1st take some time to decided exactly what you're looking for. Pull out a pen & paper & write down your answers to these questions. Question #1 - What type of home do I want? A single-family home, a condo, a townhome, or are you looking at real estate as an investment if so, you may want to buy a due-plex. Question #2 - Do I want to buy an existing home, or do I want to build? Existing homes require more maintenance. You will spend time & money, repairing & replacing things. New homes usually come with warranties, but you could spend $1,000's putting in a yard, a fence & etc. Question #3 - How many bedrooms and bathrooms do I NEED? Start you’re your minimum requirement & only go above that if it makes sense or if you find the right property. Question #4 - How big of a home do I want? Are you looking to be energy efficient & spend less time cleaning with a smaller home? Or would you prefer a larger home that will give you the space you want to move around and entertain guests? Question #5 - How much yard do I want? Large yards are great, but they’ll take up a lot of your time to keep them looking nice & they can be expensive to maintain. You may prefer a smaller yard with a park nearby. Question #6 - How are the schools & other amenities in the area? Even if you don’t have children, living in a good school district really helps resale value. Most likely, you’ll also want to be a short driving distance from stores & restaurants. Question #7 - Do I need a garage? If so, How big? Garage will protect your car from the elements, & they're great for storage. Question #8 - What is the purpose of this home? Are you looking for a place to put down roots or are you looking at real estate as an investment? If so, you’re most likely looking at this home as stepping stone for the next home. If you’re looking to use real estate as a vehicle to retire early & for becoming a millionaire, watch my video “How to Become a Millionaire. An easy path to millions” Question #9 - How far away am I willing to live, to get a better price or, to get a home at all? Most first-time home buyers can’t afford to live close to work, family, & friends. Many first-time homebuyers will need to purchase a home further out than they’d prefer. If this is you, don’t panic. Take action, buy the home, build some equity, live in the home for a few years & then use the equity to buy your next home closer to all the things that are important to you. Question #10 - How quickly do I want to get into this home? If you build, it could take 8-10 months before you can move in. If you don’t qualify yet, how many sacrifices are you willing to make? Remember that if you’re paying rent, you are pretty much throwing money away. Answer these questions the best you can & be honest with yourself. As you start to look for a home, you may be surprised & disappointed at how expensive homes are. Get pre-qualified with a lender because the price of the home isn’t as important as what your monthly payment will be. Like most people, you’ll need to sacrifice on a few of the items on your list. Often, there’s going to be some give & take. For instance, if you want a bigger home, you’ll probably need to move further from the city or settle for a fixer-upper. My first home was a lot further from everything I wanted, but the home was brand new & we built a ton of equity in a very short period of time. After only 2 yrs, we were able to not only move right to the area we wanted, but we were able to build another brand-new home. That is the power of equity! A short 2 yr sacrifice really paid off. For most people, buying a home is the best financial decision they'll ever make. If you want to get a head in life & maybe even retire early, real estate is probably the best vehicle. The sooner you buy a home, the quicker you will cash in on one of the best, retirement plans in the world, which is real estate!
