Buying a home can be scary because it’s such a HUGE financial commitment. The process can also be confusing and often overwhelming. So, today I’m going to simplify the process by giving you a few simple steps that will lead you through the process from finding the right property, to signing the closing documents, & getting keys to your home. If you're paying rent, you’re throwing your money away, because you could be paying off a home each month. Homes appreciate in value, & mortgage payments are fixed, while rent continues to increase each year. Others are living at home for free thinking, I don’t love living with mom & dad, or my in-laws, but you can’t beat free! Normally, free is good. But, if you think free is the best deal out there, you're mistaken, because buying a home and paying a mortgage is considerably better. Why? EQUITY!! If you’re looking for a way to speed up your retirement & earn hundreds of thousands of dollars, while you sleep, buy a home. Let’s debunk a few myths… #1 You don’t need perfect credit to buy a home. #2 You don’t need a lot of money down. #3 Owning a home is cheaper than paying rent, & better than living rent free. #4 It only takes 2-3 homes purchased over your lifetime to become a millionaire. (See my video How to become a millionaire) How do I buy a home? #1. Decide what features are most important to you. Location, size of home, price, and etc. (watch my video Ten questions you should ask yourself before you buy a home) #2. Call a lender. Get pre-qualified not pre-approved. #3. Call a Real Estate Agent to help you find the best deals & guide you through the process. Remember that as the buyer, you don’t pay the agent, the seller pays the fees. So, there’s absolutely no reason not to use a realtor. #4. Have your agent send you a large list of all the homes the meet your criteria. Select the top 4-6 homes. Just the best of the best. #5. Have your realtor schedule appointments to walk-through your selected homes. #6. Write up an offer & deliver an earnest money check. Step #7. Accepted offer! This is an exciting time, but you’re not done. There are a few things you need to do within 24 hours of an accepted offer. 1st, let your lender know you have an accepted offer. Usually they’ll order an appraisal. If not, it’s your job to do so. 2nd, order a home inspection. It will cost you a few hundred dollars, but it could save you thousands. A home inspection could also save you from buying a house with hidden problems. Last, get a home insurance plan. #8. Once the home inspection is done and as long as the house appraises for what you agreed to pay, you’re ready to close. The lender will draw up the final document for your closing. It takes 30-45 days from the day you made the offer to get to this point. In most situations, you’ll go to a title company to sign the final paperwork. You’ll feel like you’re signing your life away. Don’t let this stress you out or intimidate you. It’s just a normal part of the process. When you’re done signing the documents, it can take 1-2 days for the loan to fund & record. That means a lot of people don’t get the keys to the home for a day or two. Once the loan for the home funds and records, you’ll get the keys and you can finally move in. Buying a home will most likely be the best investment you ever make. If possible, buy a home not a condo or townhome. Why? Because single-family homes appreciate much faster. Start with a small home or a fixer upper even if it’s further from family, friends, or your job than you want. After a few years when you’ve built some equity, you can sell & purchase a larger, newer home that’s closer to things that are important to you. It’s pretty rare that a first-time homebuyer can purchase their dream home, in the perfect location. Hopefully I’ve answered your questions & simplified the process for you.
