Market Minute: July's Real Estate Numbers Let's dive into York County, SC's real estate stats for July. The average list price in York County was $486,000, that's a 1.3% increase compared to July of last year. The average sales price—the price homes actually sold for—came in at $465,000. That's nearly identical to last July and just slightly lower than last month. Just a side note: Since January 2024, we've seen a 4% rise in the average price. Sellers received 97% of their original listing price in July, consistent with the 96-98% range we've observed throughout the year. July saw 505 new listings added to the market, marking an 11% increase from last year. There were 387 closings, also up 11% from July 2023. When we factor in these new listings with the active homes already on the market, there's a 60% increase in active listings compared to last year. But keep in mind, that 60% only equates to 295 homes—still less than the 387 homes that closed in July. Even with this increase in inventory, we have just 2.3 months of supply on the market. This means that if no new properties were listed, it would take only two and a half months to sell all available homes. This is still considered low supply, as a balanced market typically requires 4-6 months of inventory. We haven’t seen that kind of level in almost a decade, 2015 was the last time inventory was that high. Lastly, the average days on market—how long it takes for a home to go under contract—crept back up to 35 days in July, up from 29 in June. In Conclusion: Despite slight shifts in the market, York County remains strong and dynamic.
